Questions before you start

Both, as two kinds of account. Gopher Boss for Landlords is for people who rent out homes: rent, receipts, repairs and the official tenancy forms.

Gopher Boss Books is for small businesses and trades: invoices with the right sales tax, payments, expenses and the books, with a GST/HST worksheet.

If you do both, sign each one up as its own account. Today each account needs its own email address: one email is one login.

Landlords: $4 a unit a month, capped at $39, and free for one unit, plus applicable taxes, after a free 30-day trial. No credit card to start, and no cut of your rent.

Businesses: Gopher Boss Books is $19 a month or $190 a year, plus applicable taxes, after a free 30-day trial, with no credit card to start. 2 users are included; on the monthly plan each extra user is $10 a month, and a business with up to 2 users can choose the yearly plan for now. The trade modules are free during the beta.

Landlords' billing and refund policy

Landlords: cancel any time in Settings → Your plan, or tell us any way you like and we'll cancel it and confirm by email. Your plan stays active until the end of the month you've paid for, and you aren't charged again.

Businesses: the owner cancels any time on the “Your plan” page, with “Manage billing or cancel”, or by telling us any way you like.

Yes. Businesses bring in their customers and the invoices still open from the files Wave, QuickBooks (Online or Desktop), Jobber or Housecall Pro export, or from a spreadsheet; from Wave, QuickBooks or a spreadsheet, their vendors and unpaid bills too. You see a preview before anything is saved, and can undo an import until you start using what it brought in.

Landlords import units, tenants, expenses and past rent from Excel, CSV or a PDF, or add a tenant who already lives there with their balance and paper lease.

Yes, for our own hosting. The app, its database, uploaded files and our backups are on servers in Canada, run by our hosting company, Amazon Web Services. Copies from before the move stay on our old hosting company's servers in the United States until they're deleted. Some of our service providers also process your data outside Canada: our Privacy Policy names them, and while it's outside Canada, the courts and authorities of the country where it is may be able to access it under that country's law.

If you keep your books here, download a complete copy each month and keep it in Canada: the CRA requires business records to be kept in Canada unless it authorizes another place in writing. The CRA may accept a complete copy kept in Canada, but we can't promise it will in your case: ask your accountant.

How we protect your data

Every page is sent over an encrypted connection (HTTPS only). Passwords are never stored as you typed them, and you can turn on two-step sign-in. Each account's records are kept apart from every other account's, and automated tests check that on every change. We don't sell personal information or use it for advertising.

How we protect your data

They're yours. Download them yourself at any time: businesses under My data, landlords under Settings.

Closing an account is a separate step from cancelling. Businesses: the owner is first offered every record to download, then everything the business has in the app is deleted at once. Landlords: everyone on the account is signed out, and its records are deleted 30 days later (until then, contact us to reopen it); billing records tax law requires us to keep are kept as the Privacy Policy describes. Copies in our own backups are deleted within 90 days, and any backups our hosting company makes follow its own schedule.

The business side is in English and French: its screens, this page, the Books page and the data protection page, and invoices and emails in your customer's language. Gopher Boss for Landlords is in English for now.
